We are a full service studio, involved at any stage from conceptual masterplanning through to fabrication of bespoke details, and on-site delivery. Our service level can be scaled to suit client and project requirements, covering as little or as much required to see our projects realised. We appreciate that not all projects are large scale, with many multiple additional offerings including stand alone interior design and visualisation services. Collaboration is key – MAS is also highly motivated to work collaboratively with other design leading studios, to deliver larger visions and successful project outcomes for our clients.

Anyone can work on a clean project with unlimited opportunity. What matters is how you respond when things become more complex. How you think through problems. How you balance design, feasibility, market expectations and outcome to find clarity within the process.
I have always believed good architecture is about far more than appearance alone. A project needs to work commercially. It needs to connect with the people it is designed for. It needs to be buildable, relevant and capable of holding long-term value.
I care deeply about understanding what a project actually needs, not just what it looks like. Sometimes that means challenging assumptions. Sometimes it means simplifying things. Sometimes it means knowing where to push harder and where restraint creates a better outcome. Our role is not to overcomplicate projects. It is to help resolve them.

PARADISE CENTRE
Our studio's elite capability to engineer complex vertical master plans is powerfully demonstrated by our architectural design for a landmark 70-storey skyscraper soaring directly over the existing Paradise Centre on the Gold Coast. Tasked with injecting 450 luxury apartments into the absolute heart of Surfers Paradise, our core architectural challenge lay in stacking a massive residential community atop a highly active, fully operational retail and entertainment precinct.
Our design-engineering response completely bypassed the need for disruptive, costly building closures by configuring a hyper-efficient structural transit network that threads seamlessly through the existing retail fabric below. To satisfy rigid construction economics and withstand intense coastal market forces, we meticulously optimized the tower’s aerodynamic profile and repeating floor plates to drastically streamline buildability and accelerate the speed of construction.
By balancing premium residential narratives, panoramic ocean-facing layouts, and complex structural engineering under a lean framework, we transformed an incredibly challenging airspace parcel into a high-yielding, de-risked vertical community engineered to protect developer margins and maximize long-term asset value.

LA PELAGO
Situated in the tranquil enclave of Budds Beach, the massive $1.7 billion La Pélago precinct by Gurner, perfectly highlights our studio's capacity for sizable projects.
Our team progressed this project through design development to deliver an elite, high-density residential and hotel tower. The 65 storey La Pelago consists of approximately 480 apartments in total as a mix of Resort Residences and Crystal Club Residences which are co-branded with the circa 200 key St Regis Hotel.
This large and highly complex project involved both our architecture and interior design team. We look forward to seeing this project delivered as stage two of the three tower masterplan.

ORIA
Perched prominently on the ridge line of Gregory Terrace, Oria Spring Hill perfectly embodies our studio's philosophy of balancing striking architectural expression with strict commercial viability.
Developed by Keylin Group and built by CoStruct, this 15-storey landmark features a distinctive, geometry-driven shell facade that draws directly on the precinct's historic Art Deco character, anchoring a powerful marketing narrative that has driven stellar sales outcomes.
More importantly, when macro-economic pressures caused the site's original twin-tower concept to stall, our studio stepped in to engineer a smarter, single-tower redesign that optimized the unit mix to 132 premium residences, streamlined buildability, and eliminated construction vulnerabilities. By binding a coherent, upscale aesthetic with robust construction economics, we successfully reactivated the development—ensuring it topped out ahead of schedule and stands prominently visible from the future 2032 Olympic precinct.

ONE BURLEIGH
Developed by MAYD Group, this 16-level luxury tower is custom-tailored to the emotional drivers of premium buyers, offering 17, 381sqm full-floor sky homes. Our design approach began not with mere form, but by matching the precise spending capacity and spatial demands of the local demographic—resulting in a modern reinterpretation of the classic beach house that commands premium pricing.
Architecturally, we drew inspiration from the local flora, using the organic geometry of Norfolk Pine needles and cones to craft a striking concrete facade motif that directly interfaces with the coastal landscape. By translating this distinct environmental narrative into streamlined floor plates and highly efficient structural grids, we ensured absolute buildability. This flawless execution of construction economics enabled the project to progress smoothly through procurement and onto site, protecting our client's bottom line while delivering a landmark built asset.

SUNSET
Developed by Dusk Group and constructed by AKAM Constructions, the seven-storey boutique building features a highly refined coastal aesthetic.
Our team stepped in to redesign the previous site configuration into a highly optimised collection of 36 one-, two-, and three-bedroom apartments. This response precisely targetted strong local market demand for premium coastal living under the million-dollar threshold. The building features gently curved balconies, floor-to-ceiling glazing, and an earthy sandstone and timber palette that taps into local emotional buyers. By embedding strict construction economics directly into our structural layout, we simplified the construction methodology and streamlined buildability.
This smart design-engineering enabled the project to progress swiftly into ground-breaking and site execution, fully protecting the client's development margins. Our team provided both architecture and interior design for this project.

BAY TERRACE
Located at 126 Bay Terrace, this boutique mixed-use development perfectly demonstrates how our narrative-informed design strategy elevates commercial multi-residential projects. Developed by Hawkins Capital, the five-level project introduces 10 luxury apartments resting above an integrated ground-floor retail strip.
Architecturally, we drew inspiration from the movement of the nearby waterfront, sculpting an all-white facade with organic, wave-inspired curved balconies and cascading integrated plant life that eliminates harsh, rigid edges. Every single layout is purposefully configured to grant dual views over Pandanus Beach and the retail precinct below, using expansive glass balustrades and natural stone cladding to elevate the local aesthetic. Below, we incorporated a highly attractive alfresco café to anchor the building into the existing fabric with views of the Wynnum Jetty precinct.
Our team completed both architecture and interiors for this project.

THE MOVENPICK HOTEL
The Mövenpick Hotel Brisbane Spring Hill at 447 Gregory Terrace highlights our studio’s ability to pair high-end hospitality narratives with precise commercial planning. Representing the Accor brand's flagship debut in Queensland, the 15-storey, 96-room luxury hotel features an elevated modern Art Deco aesthetic that honors the suburb’s historic character while creating a powerful brand identity. Our architectural concept seamlessly incorporates a grand two-storey foyer, marble columns, and a cascading, elevated garden facade that delivers a premium visual anchor fronting the 65-hectare Victoria Parklands. To maximize asset performance, we intentionally optimized the structural footprint to integrate elite amenities—including a 25-metre swimming pool, restaurants, bars, and full conference facilities—within a lean, highly buildable grid.

ST REGIS
The St. Regis Gold Coast resort stands as a masterclass in integrating an elite international hospitality brand within a highly complex, high-density residential footprint. Comprising 185 hyper-luxury guest rooms and suites across the lower levels of the flagship 65-storey tower, our architectural execution masterfully fulfills the strict, uncompromised design matrices required by Marriott International. Architecturally, the resort mirrors the timeless elegance of the St. Regis narrative, featuring a sky-bar, pool bar, and signature specialty restaurant wrapped in fluid, resort-style geometries. Our core achievement lay in configuring the massive hospitality infrastructure—including expansive ballrooms, a luxury spa, and extensive back-of-house areas—to align flawlessly with the structural grids and vertical transport networks of the luxury apartments above. By solving these intricate engineering and spatial challenges under a lean, buildable framework, we successfully controlled structural complexity, mitigated construction risk, and unlocked unprecedented asset value for this landmark project.

LAYA
Spanning a landmark 22,000sqm infill site at 189-203 Beams Road, LAYA Residences demonstrates our ability to activate large-scale master plans by introducing highly aspirational architectural typology to emerging suburban markets. Developed by TRK Property Group, this gated enclave features a rare master-planned collection of 88 Mediterranean-inspired luxury terrace homes anchored by the private Solace Club wellness precinct. Our studio designed these spacious 3- and 4-bedroom residences to tap into local owner-occupier demand for house-sized, low-maintenance living under a sophisticated architectural narrative. To satisfy strict construction economics, we configured the two-storey master plans with standardized, highly buildable structural grids that streamline TRK’s in-house builder-developer model. By pairing striking design choices—like 3.2-metre ceilings, fluted timber joinery, and arched geometries—with efficient, low-waste procurement frameworks, we compressed the construction timeline. Our strategic response successfully translated an ambitious vision into a de-risked, rapid-build layout, ensuring the project moved seamlessly through civil works and directly into site execution. Our team delivered both architecture and interior design.

LAKESIDE SERENITY
Serenity showcases our studio's capacity to deliver premium waterfront architecture meticulously shaped by construction economics and market demand. Developed by the joint venture of Keylin and Kinstone Group, this northern Gold Coast enclave introduces an exclusive collection of 16 absolute waterfront villas alongside 85 luxury apartments framed by the Coombabah Lakelands Conservation Area. Our architectural layout rejects generic, high-density massing. Instead, we configured low-rise, four-storey envelopes wrapped in expansive double-height volumes, terrace decks, and curved geometries that perfectly maximize sub-tropical Queensland living. This distinct, upscale narrative directly activated the site's market positioning—attracting highly motivated downsizers and premium buyers to a relaxed waterfront promenade lifestyle.

South City Square
Our architectural contribution to the landmark $600 million South City Square urban village by Pellicano and Perri Projects serves as a prime showcase for our ability to navigate high-density, multi-layered master planning.

NORTH HARBOUR
MAS Architecture Studio is actively designing and delivering the precinct's highly anticipated commercial and lifestyle core. Moving past high-level zoning, we are currently executing the detailed architectural delivery for a major mixed-use hub featuring a full-line Coles supermarket, a premium hotel, a comprehensive medical precinct, a destination tavern, and an integrated strip of specialty retail spaces. Our design strategy focuses on grouping these highly varied commercial assets into a single, cohesive, sub-tropical public realm. This approach replaces standard greenfield strip-malls with an activated, pedestrian-first village matrix.

BREAKFAST CREEK QUARTER
This precinct-defining master plan for Breakfast Creek Quarter represents a landmark master-planning achievement in inner-city Brisbane. Designed for Churchill Development Group, this major mixed-use precinct introduces a three-tower residential-led framework rising 23, 26, and 28 storeys, delivering 752 BTR apartments alongside an activated cross-block retail and commercial lane. Rather than creating isolated high-rise masses, we configured a four-storey podium featuring a landscaped civic plaza facing Newstead Park, drawing the natural environment straight into the active streetscape. We opted for podium car parking to reduce delivery costs, raise our residential communal spaces above the busy roads below, and to achieve more premium tower view lines.

BOUNDARY HOUSE
Boundary House is designed for our long-standing partner Pellicano within the rapidly growing Kurilpa Sustainable Growth Precinct, this landmark 40-storey Build-to-Rent (BTR) tower delivers a massive 570 apartments alongside over 3,000sqm of commercial office space, health tenancies, and a ground-floor retail strip. Our architectural response embraces Brisbane's "Buildings that Breathe" principles by introducing a curvilinear, climate-responsive profile articulated with deep balconies, solar shading fins, and cascading vertical gardens. A t street level, we configured a generous 880sqm public civic plaza that activates the pedestrian corridor while anchoring the tower's public narrative. To ensure absolute commercial viability, we engineered highly efficient, repeating floor plates that maximize apartment density—including flexible dual-key configurations—all stacked neatly above a streamlined three-storey podium.

GEMLIFE CURRUMBIN
Our collaboration with GemLife on the groundbreaking $450 million Currumbin Waters lifestyle resort stands as the definitive benchmark for legal and structural innovation in the over-50s sector, debuting as Australia's first-ever vertical land lease community. Historically restricted to sprawling broadacre greenfield sites, our studio partnered with GemLife to pioneer a patented, multi-storey modular construction framework that legally satisfies strict moveable-dwelling regulations across all Australian jurisdictions. The master plan seamlessly arranges 215 premium three-bedroom luxury apartments across a collection of low-rise buildings and a multi-million-dollar country club on a 13.85-hectare site—tactfully preserving 70% of the land as rehabilitated environmental green space. To balance rigorous construction economics with high-end architecture, we design-engineered the buildings with a demountable chassis and façade system that allows the upscale, pop-out modules to be assembled on-site or completely disassembled in sequence. By unlocking multi-level densities for a previously land-locked retirement model, we have delivered a heavily de-risked, high-yielding asset class that fundamentally redefines urban land use and speed of construction for modern over-50s resorts.

BERNBOROUGH ASCOT
Delivered within the prestigious Brisbane Racing Club precinct at Doomben Racecourse, our strategic contribution to Lendlease’s landmark $270 million Bernborough Ascot retirement community showcases our capacity design complex, multi-stage vertical seniors living assets. The multi-tower layout is designed to yield 300 luxury independent living apartments and penthouses. Our work focused on the masterplan and second stage of the precinct to ensure view lines, livablity, and constructability were achievable.

LIGHT STREET
Our interior design for Light Street was entirely driven by an evocative lifestyle narrative, transforming a stalled, generic floor plan into a coveted boutique sanctuary. We anchored the design concept in the theme of an "Elevated Urban Oasis," tailored specifically for the emotional desires of premium owner-occupiers seeking a retreat on the CBD edge. We discarded the existing high-density layouts to create expansive, single-floor sky homes that feel like traditional houses. The interior journey is shaped by a rich, tactile material palette that transitions from dark, grounding elements into light, airy living spaces. We integrated custom-engineered timber joinery, natural stone benchtops, and curved plaster features that flow seamlessly into the external architecture. To fully activate the project's narrative of premium city living, we reoriented the layout of every room. This placement ensures that the kitchen, dining, and master bedroom sanctuaries are perfectly framed by panoramic Brisbane City views. By marrying this strong sensory narrative with highly efficient, buildable service risers, we maximized the saleable area and provided a luxurious, market-responsive asset.

BAY TERRACE
The interior design for Bay Terrace at 126 Bay Terrace, Wynnum, is anchored in a highly evocative "Refined Bayside Living" narrative, consciously tailored to capture the emotional drivers of premium downsizers. Moving completely away from sterile apartment aesthetics, our team crafted an interior experience that mimics the breezy, expansive spatial flow of a traditional coastal home. The material palette draws inspiration from the local landscape, blending sandy-toned natural stone cladding, white-washed oak joinery, and soft plaster curves that mirror the movement of the nearby waterfront. To fully unlock the project's premium narrative, every layout is configured with dual-aspect views—seamlessly framing Pandanus Beach on one side and the active retail precinct below on the other. Expansive glass balustrades and floor-to-ceiling windows flood the living spaces with natural light, blurring the line between the internal sanctuaries and the cascading, wave-inspired external architecture. By marrying this distinct coastal story with highly optimized, buildable structural grids, we delivered a luxurious, sensory-rich internal environment designed to accelerate market pre-sales.

ONE BURLEIGH
The interior design for the $30-million penthouse crowning ONE Burleigh represents the absolute pinnacle of our narrative-driven philosophy. Designed as an unrepeatable beach house in the sky, the ultra-luxury interior departs entirely from standard multi-residential planning to tell a story of raw, organic elegance framing 88 The Esplanade. The internal sanctuary draws its material identity directly from the surrounding coastal landscape and the ancient Norfolk Pines below. We curated a highly tactile, world-class palette featuring massive slabs of honed travertine, hand-carved limestone features, and fluid, sweeping timber joinery that echoes the sculptural geometry of the building's facade. The multi-level floor plate is configured to heighten the emotional drama of the oceanfront, orienting grand formal lounges, private wellness, and the master wing to capture uncompromised, 360-degree panoramic views of the Pacific Ocean.

ST REGIS
The interior design for The St. Regis Gold Coast Resort within the La Pélago precinct is anchored in an evocative narrative of "Timeless Glamour and Curated Opulence." The interior experience tells a story of an exclusive private island oasis, blending rich marble mosaics, custom-cast metallic accents, and bespoke timber parquetry that reflects the fluid, sculptural lines of the tower architecture. Every public venue—from the signature sky-bar and grand ballrooms to the private spa sanctuaries—is configured to heighten the emotional drama of the brand's legendary heritage.

ANDAZ SIGNATURE RESTAURANT
Our interior design for the Andaz Signature Restaurant, situated within The Star Gold Coast’s masterplan, is a masterclass in weaving an immersive hospitality narrative directly into high-density commercial frameworks. Anchored by the hotel’s overarching design concept—"Chase the Sun"—the restaurant's internal journey tells an evocative story of transition, celebrating the shift from the vibrant, golden energy of a coastal sunrise into the rich, moody tones of a hinterland sunset. We completely rejected standard luxury tropes to craft a multi-sensory environment where the material transitions dictate the dining experience. The space utilizes custom-carved stone bars, deep sunset-hued amber glass features, and dramatic, layered lighting installations that mimic shifting solar movements throughout the day. To satisfy intense commercial economics, we meticulously design-engineered the open theatre-kitchen grids, localized dining zones, and custom acoustic ceiling profiles to maximize internal floor efficiency and streamline patron circulation.

NORTH HARBOUR
The massive $2.74 billion North Harbour Priority Development Area (PDA) serves as a definitive blueprint for large-scale, sustainable sub-tropical urbanism in Southeast Queensland designed alongside the Port Binnli team. Transforming more than 570 hectares of prime riverfront land along the Caboolture River, the architectural master plan establishes a premier bayside hub incorporating 3,700 new homes, a world-class 400-berth marina, a 500-boat dry stacker, and over 1,000 acres of publicly accessible waterfront open space. We configured a highly responsive mix of product levels—ranging from affordable boutique townhouses to luxury waterfront apartments and commercial tourism precincts—perfectly tailored to absorb rapid regional population growth.

SO0UTH CITY SQUARE
Our dual-tower architectural contribution to the landmark $600 million South City Square precinct by Pellicano and Perri Projects serves as a definitive case study in complex, multi-layered master planning. By designing both Tower 6 and Tower 8, our studio successfully engineered a massive, interconnected vertical ecosystem that seamlessly blends Build-to-Rent (BTR) residential models with international hospitality, commercial office spaces, high-end restaurants, and active retail strips. This dense injection of diverse uses expands the urban village by introducing 440 BTR apartments—including critical affordable housing—alongside a hotel, corporate office, roof top signature restaurant, and ground-floor culinary spaces.

COOMERA
Spanning a sprawling 47.7-hectare site within the Coomera Principal Centre zone, our architectural framework actively bridges the gap between grand civic visioning and market forces by dividing the footprint into highly responsive, interconnected sub-precincts. We integrated a comprehensive health and wellness precinct—anchored by a proposed 400-bed private hospital—alongside flagship retail cores, commercial business parks, boutique hotel keys, and a dense residential apartment footprint. The design is retaining more than half of the vast acreage for environmental conservation along Oakey Creek to drastically reduce earthwork complexity and simplify civil procurement.

THE STAR CASINO
Our studio's technical delivery and background peer-review capability are powerfully demonstrated through our continued engagement on The Star Gold Coast’s landmark $2 billion masterplan on Broadbeach Island alongside Destination Gold Coast Consortium. Tasked with navigating the ultra-complex delivery matrix of this massive integrated resort precinct, our team provides critical architectural oversight to seamlessly blend several international 5-star hospitality brands with extensive long-term residential portfolios, the casino gaming zones, and landscape precincts.

LIGHT STREET
When our studio was introduced to the Light Street project, the site possessed an existing development approval anchored to a cost plan and sales rates that simply did not match. Demonstrating our core capability to rescue and reactivate stalled schemes, our team holistically re-engineered the design to simultaneously drive down construction costs and increase top-line revenues, all while keeping the adjustments within the threshold of a minor development approval change.
Our strategic response eliminated expensive structural transfers and heavy retaining walls, significantly reduced excavation depths, and vastly simplified the overall construction methodology. Concurrently, we elevated the building's market positioning into a high-end luxury asset—completely redesigning the entire facade and internal layouts to capture maximum value.
By introducing premium single-floor apartments, private roof terraces, swimming pools, and reorienting the primary spaces toward panoramic Brisbane City views, we drastically increased saleable floor-area ratios. Working in close, rapid collaboration with Cohese Property, YPM, and Formplus, we transformed a commercially unviable approval into a lean, highly buildable, and intensely market-responsive asset configured for absolute delivery.

LUXE
Our studio was engaged during the competitive tender process for the 35-storey Luxe project, which had stalled because skyrocketing build prices failed to match projected market revenues.
Our team meticulously audited the entire skyscraper blueprint, identifying critical structural inefficiencies primarily clustered within the car parking zones. RESOLUTION
REALISATION

LUXE BROADBEACH
MAS were engaged during the tender process for this 35 storey project. The project was stalled due to high build prices not matching revenue.
Our team studied the building and applied changes primarily around the car parking zones. Increased parking efficiencies from replanning and structural re-design resulted in a level of basement parking being removed, providing significant project savings. In addition, our review added tower plate efficiency leading to more saleable area. Both adjustments where careful not significantly vary the development approval or effect existing sales. The project is now successfully complete.
LUXE

The star casino
We joined this complex, ongoing masterplan project to identify cost savings through each tower stage.
The planning for this precinct is highly complex with multiple stakeholders united into the DGCC consortium to complete the development works. Any planning for this site is to minimise disruption to the casino gaming, convention, and hotel operations.
Expansive aging and new built form, restricted access from the island location, and unique planning controls, further complicate the masterplan and staged delivery. Our proposals continue to study opportunities for future stages, adding parking, gaming, apartments, hotels, and convention facilities.
THE STAR GOLD COAST

MAS was introduced to this project with an existing approval and cost plan / sales rates which didn’t match.
Our team wholistically progressed the design to both reduce construction costs an increase revenues. The fundamentals of the original design remained to ensure the adjustments constituted only a minor development approval change.
Our solution removed transfers, retaining walls, reduced excavation, simplified construction, while increasing the saleable values through repositioning the project as a high-end project. The entire façade and internal design was re-visited to more directly align with the market; adding roof terraces, pools, single floor apartments, and orientations toward city views; all of which increased saleable ratios. Our collaborative approach involved Cohese Property, YPM, and Formplus.
